This website, promenadeestates.com (the "Site"), is operated by JPS Asset Management, Inc. ("JPS Asset Management," "we," "us," or "our"), the property management company for Promenade Estates, 2330-2332 W Glenrosa Ave, Phoenix, AZ 85015. JPS Asset Management, Inc. is responsible for the personal information collected through this Site and is the company that sends Promenade Estates text messages. This Privacy Policy explains what we collect, how we use it, and the choices you have.

1. Information We Collect

Information you give us. This includes your name, email address, mobile phone number, and anything you submit through our contact form, online rental application, resident portal (Tenant Web Access), maintenance requests, showing requests, or other forms.

Mobile phone number. We may collect your mobile number on this Site, through online applications, maintenance requests, showing requests, resident portal registration, or general information request forms. We use it to respond to you and, only if you opt in, to send you text messages.

Device information. When you visit the Site, we and our website host automatically collect certain information about your device, such as browser type, IP address, time zone, cookies, pages viewed, and referring sites. We use it to operate the Site, detect abuse, and produce statistics that don't identify you.

2. How We Use Your Information

We use your information to: respond to your inquiries and provide customer support; process rental applications and manage resident accounts; schedule and manage maintenance requests; deliver text messages you have agreed to receive (see Section 3); operate, secure, and improve the Site; and comply with legal and regulatory requirements.

3. Text Messages (SMS)

Who sends them. Promenade Estates text messages are sent by JPS Asset Management, Inc. from 602-786-8898.

What we send. If you opt in, you may receive resident account notifications and reminders, such as rent and balance reminders, maintenance and service-request updates, lease and application updates, and important or urgent community notices. Messages may be in English, Spanish, or both. We do not send marketing or promotional texts through this program.

How you opt in. We text you only if you give express consent. You can do that by checking the optional, unchecked SMS consent box on our Request a Tour form, by accepting the text consent disclaimer in our Rent Manager resident portal or online application, or by signing a written form with text consent. Entering a phone number by itself does not opt you in. Consent is not a condition of leasing or of receiving any housing services.

Frequency and cost. Message frequency varies. Message and data rates may apply.

Opt-out and help. Reply STOP to any message to opt out at any time. Reply HELP for help. You can also opt out or get help by calling (602) 230-8539 or by emailing jesseka@promenadeestates.com.

Operators are not liable for any delayed or undelivered messages.

4. Sharing of Information

We do not sell your personal information. We share information only: with service providers who help us run the Site and our business, such as our website host, our property management software (Rent Manager) and its messaging platform, and email providers, and only as needed to provide their services to us; with our property management and leasing staff; and when required by law or to protect rights and safety, for example in response to a subpoena or government request.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

5. Data Security

We take reasonable administrative, technical, and physical steps to protect your personal information from unauthorized access and disclosure. However, no data transmission over the internet or method of electronic storage is 100% secure, and we cannot guarantee the absolute security of your information.

6. Your Rights

Depending on where you live, you may have the right to request access to, correction of, or deletion of your personal data, or to object to or restrict its processing. Residents of the European Economic Area may also have rights to be informed, to data portability, and in relation to automated decision-making. To make a request, contact us using Section 10.

7. Links to Other Websites

The Site links to websites we don't control, including our Rent Manager resident portal and online application. Please read their privacy statements.

Our text message program follows CTIA Messaging Principles and Best Practices. To report concerns or violations, contact us using the information below.

9. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our data practices or legal requirements. We will post the updated version on this page with a new Effective Date. Your continued use of the Site or our text program after changes are posted means you accept the revised Policy.
